I've cleaned there 5-6 times.

They had a previous flood and didn't deal with it.


I get the responsibility part.



And my wife tried to make her go away.


But remember this I have people skills.

If it bites me in the ass I'll let you know.


They choose not to go the insurance route.

Not me.


Their insurance likely wouldn't cover a flood and is probably why the last one wasn't handled properly.

and I hope that it doesn't bite you but you are the professional and should know/follow certain procedures. What happens when they say you fd their senile grandma out of $300 and contaminated other areas with mold? People skills probably won't help much.


Sure it's unlikely but not something I would risk for $300

You didn't. You dried a carpet that shouldn't have been saved in a room with pre-existing mold. Not the "industry standard"

Reminds me of a job I walked away from years ago. PM sent me for a water damage situation. When I arrived I found one wall completely black with mild, mushrooms growing out of the carpet. 69 year old lady living with her elderly dad in this condo. I informed them of what was required, told them it was dangerous for them to continue living there. Informed the PM who was pissed I couldn't help. Called the local health authorities who found them another place to live and forced the strata to do the necessary repairs.

Don't feel bad Sam, today while I was padding hallways two residents stuck their heads and asked me to clean their units. one of them had two dogs .. :eekk:

I did the right thing.

And I warned her about about everything you mentioned.
Unless you got all that in writing, you never said it according to the courts. We paid $20,000 several years ago to make a lawsuit against us go away. They wanted multiple $100's of thousands because they said we created and spread mold throughout their home.

They said we over wet their carpet, so we sent out a guy the next day with an air mover to dry the carpet. The carpet was in fact dry but we left an air mover there for appearance sake. Turns out they had preexisting mold under the carpet by a leaky window and our guy puts an air mover right on it. :hopeless:

They moved out of the house for several weeks, staying in a nice hotel, and had literally everything in the house taken out and cleaned. And I mean everything!!! If I remember correctly, they claimed a few thousand dollars to just clean her shoes!!

Always cover ass and get it in writing!! And even then, you can still be stuck defending yourself in court!

Sam, the minimum step you need to start taking is carry some declining services agreement and make them sign it once you tell them the dangers of cleaning only and not removing.
