Need to clean and seal a little slate and grout.

Don't know what, if any, finish exists. It's dirty and dull from soap scum and grease.

What's the best process, cleaner, sealer, etc.?

Much obliged.

A lot of the slate we run into has a top coat. Customer wanted it to shine. figure out if this one does by scraping it with a razor in a corner some where inconspicuous. If it does and after a cleaning test it still looks dirty you can run or attempt to be the hero and strip it. Seeing how you are asking this question. I would suggest you run.

Other wise clean with any alkaline PS with a oxygen boost use any solvent based sealer.
Enhancing is popular with slate but not some thing a first timer should try

Good luck!

Cobbs @ $36 a gal or Dry Treat @ $240

Thanks, Mike.

The same Ultraseal I use on carpet?

How long between clean and seal?

How long after seal before floor is safe to walk on?

Cobb says when it's dry to the touch, no standing or visible water. You may half to buff off excess after the second coat or it may all sink in.

Walk on right away , dont get wet for 24 hours
