Browning issue help

This occurs only under the rolling desk chairs. I clean quarterly but can not remove this.

There is asphalt parking lot but loads of tile to cross before carpet.

This room has been 6 months because they rearranged the desk spaces.
Oversized chairs as well as people grind it stuff from makeup to food 8 hrs a day.
This is what the first pic was like during cleaning.

are they carpet tiles? If they are see if they have a case of replacements, and peel up the old and throw down the new ones.

Most of the time when I see this, that's exactly what it is. Parking lot oil type stains.

They whip feet, then grind it in with the chair. They should be using chair mats.

You could try post encapping in those areas, sure wouldn't hurt.

I use Flex and chase with Harvard CHem Fury

I have asked when I can come back in to encap the browning. I have encapuclean on hand.

its cheaper for them and you to replace them, plus it will look better. sometimes you cant win on badly stained / worn carpets.

Try any peroxide of any nature just spray on the area?

Hard to tell exactly what going on in the pictures...but almost looks like nasty coffee stain in the one pic....

Brad when oil stains a synthetic fiber that badly (my guess is its olefin, but I have seen it on other fibers), its stained the fiber just like food dyes stain nylon or wool...or worse. You can only hope to "lessen the intensity" of the stain (a nice weasel word that says you won't get most of it out) with either oxidizing agents (think Boost All by Bridgepoint or any of percarbonate boosters) or give it a bit of an "encap cover" by filling in the damaged areas with the "good residue" of an encap product. There seems to be some removal as well, depending on the formulation of the encap, but I'm not yet satisified with the answers I've read about that to say how it works, I can just say that it seems to work.

OK, I'm being verbose... imagine that. Here are the "Cliff Notes":

1. Its abuse of the carpet. Not your fault, few if any can do better that you appear to have done with the equipment and cleaning products you've used. Some solvent boosters get a bit more out, but I've not seen spectacular results with anything I've tested.

2. If you feel the need to try more, add an oxidizing booster that contains Sodium Percarbonate.

3. You can also "encap" afterward. There is good evidence that this will help.

4. Don't promise that steps #2 and # 3 will do much more than improve it a little ...remember "lessen the intensity".

5. If they want more, remind them of #1.

HAving plenty of tile to walk over between the parking lot and the carpet has almost 0 protective value. They need some entry door mats long enough to assure that everyone has to take a couple of steps with each fott on the mats. ABout 12' long should do fine. These can be rented or you can sell them some nice mats.

I can picture my self giving a quote and using "lessen the intensity" and laughing. It's good advice!

Saiger I gave a good mist dose of Stain Zone. Haven't seen since I left last nite.

Mr. Pemberton thank you for the words of wisdom. I feel better about my results.
Lime the " lesson the intensity " phrase.

I reached out again and they have relaced some of the damage carpet tiles.

I have sodium percarbonate on hand for my next trip in 3 months.

Scott they do have about 4 ft of walk in mats.

i know everyone here was like use this or use that, but the fact is/ was replacement was the best option. you dont have to stress about getting it perfect, buy anything to match (as they already has extras), and by the time you drive there, setup, extract, try umteen differant products and methods, you could pull and change the tiles for immediate appearance improvement, because thats what they are paying for. for it to look nice. sometimes you just cant save them.
