I ask because in GA, and most states that I know of, you can’t dictate who the tenant uses


One of our condo accounts had it in the lease.
Don't know if legal/binding or not.
was told 30 years ago by a PM, if they sign the lease, they agree to it

I got burnt for a couple hundred early on with "tenant responsible" to pay.
refused to do another unless the tenant paid up-front before we started

Haven’t had any no pay issues. Yet. But it’s added a layer of PITA.

I don’t know OH laws but in GA and the others that I’m familiar with it isn’t legal. GA in general is one of those “well if you agreed to it states” but contractors can’t be dictated and landlord responsibilities can’t be written away

I’ll say no without hesitation. Saying no usually opens the door to charging more $

PM work for us gets paid by the PM out of the security deposit within 14days of closing.. Just like the painting and repairs if needed..

Don't try WDR if you can't handle waiting for your money.. I hated bankrolling the jobs..
just writing up an invoice on fire job I started last year.. multiple builders walked off cause she's pita, building material supply issues, decorators, carpet layers etc

I was first in with wdr after the firebrigade and last out after the builders

Mine pay great prices. But I’ve lost patience with who’s paying. Tenants, property owners, realtors office, property mangers office, lawyers offices. I just want someone to pay me when I’m done. Tired of playing 20 questions with them. And they are not the majority of my income. But the create the most money chasing.
Golden rule! Get paid after you've completed the job. I hate to find out that a " third party" has no payment.No matter how diligent you are to get your money at the time of the service, you get sucked in a vicious circle of excuses, which sucks.
