Been asked to give price on 5000 sq ft call center . The carpets are made up of squares. As I have only done residential and small offices ,looking for costing on large areas.

We would be .12 to .18 depending on:
Soiling condition
Setup time
Time available to clean
Mostly open and funnel areas or cubes

5000x.12 =$600.00 / 3 hours door to door ZIPPER or Cimex

I’d be .10-.12 cents for hwe depending on the same criteria above. However, I am set up to clean commercially. It could be quite fatiguing if you are a “one man show”.One area that could save you money is pre vac. Most bldgs have a crew that regularly vacuums.

I would go .18 for a large area like this.. We scrub ALL commercial with the 175 brush or red pad, then Zipper.. I only have one full timer(couple of part time guys) and me.. We usually use two vans for commercial..

Commercial is a PITA because of the hours, and days usually.. We are 70% residential and the schedule is normally booked, so why deal with that unless they want to pay? If it's a real crappy time, or day of the week I'll give my guy double time no matter his hours.. So, I charge for it..

They want vlm, it's a year old but never had a professional carpet clean,also everyone eats and drinks at there stations. That's why I'm not sure how to price it !

If possible, charge your first cleaning as if they won’t call you back. Let them know that if they do call you back your price will adjust. Even people with good intentions find they can’t stick to their promise and keep you on schedule. I’ve lowered my price a couple times due to promises of quarterly cleanings only to be told that they can wait until next year.
Most places would love a demo. See if you can’t test an area before making a bid. That way you and they can see what works best.

I got a call from a realtor yesterday telling me she wanted to try me out and she gave me the future work speal. I checked my computer and reminded her we did a job for her in June.

You use a computer? I gotta catch up with the times. I have to relay on memory but I still catch them.
