I tried it for the first time last week. 3/4 gallon on 450 sq feet.

I think I understand why the grout had standing sealer. Had to use a rag to blot up the stuff that wasn't drying.

Solvents are a big no no around here.

Seriously I'm surprised you can get away with solvents in this day and age. :headscratch:

It's why he moved to Nevada. We love solvents in Texas. Better not being that green crap in here - that stuff doesn't work. Yes, that's quote from a customer! But she was talking about prespray.

A question:

Since you schlepp the Teflon on everything, grout and tile, and since porcelain is not absorbent, what happens with all the extra Teflon that dries on the tile?

Please don't tell me it goes to the same encap heaven. Seriously though. Does it change the feel or look of the tile? Sheen etc?

It flakes off into tiny nonvisible particles which are breathed into the lungs. Uhh protecting them. :shifty:


Thats what Lockhart tells me happens with encap chems. lol

As someone who actually uses the product, smell is a total non issue.:rockon: Assuming you are not Stephen:smile:, it's dry in like 10 minutes at most. Does not have any sent when dry, I've had deodorizers that smelled worse.

Do the particles kill your clients or the odor. When your phone is not ringing its them not callin! :winky:

Ultraseal is a really great product that is safe to use in open rooms and spaces, don't go spraying or even applying in a shower without a protection.


And most of us are professionals and know how to apply the product without killing most of our clients, BUT WHAT DO I KNOW, I AM JUST A JANITOR!

Turns out that at three times the application rate, it gives me a 24-hour hangover. Once whatever it is flashes off, the surplus sort of hangs around without drying fast.

When you-know-who says "put it on like you do for carpet prespray" he means "put one-third the amount you would use on carpet prespray." On the bright side, it doubled the tab so it was still a good sale.
