Crypton Encap

Hi all - I've been advised to use a product called Crypton Carpet Cleaner as an encapsulant on a problematic commercial tile here. The supplier has imported the stuff from the USA for me to use. My first impression after a test clean are that it is very low foaming and difficult to gauge how much is going down, and seems to be fairly average on the cleaning side.

Anyone heard of this stuff? At $175 a gallon I'm wondering if a quality detergent or otherwise
