@Mikey P I thought you must still be taking meds for your foot!!!

I think SS is charging .75 sq ft around here. But we don't, and never have, priced based on what others are doing. And we are more expensive than the others in all the services we offer.

We are VERY CLEAR when we book/sell this that it is cleaning only. Cleaning will remove soil. Cleaning doesn't fix scratches, nicks, dings, discoloration, sun fade etc. The top coat will give the floor some pop/shine if it's a bit dull. That's what we sell, that's what we do.

Just heard someone say today, it's like taking the car through the car wash and getting it waxed (if they do the top coat=wax). Your car is clean, but all your scratches etc. are still there after the car wash.

We clean and enhance wood floors too, like having a fresh coat of polish put on my nails. Enhancement is the term we use because we don't refinish, we leave refinishing up to wood floor refinishers. We have several wood floor refinishers that we refer all the time. Enhancing makes tired floors look much better but does not repair deep scratches or fading. Enhancing is for cleaning and protecting original finishes. Most clients that have had sand and refinishing done in the past love to have someone come in and deep clean and put a protective finish on there floors that will preserve and protect their floors so they don't have to go through refinishing again.

Thanks for the info on the Minute Man we will be ordering one from Jondon Monday. We have the original Dirt Dragon (piece of $%&#*@##) and we have the newer Dirt Dragon which does a great job but can't take the abuse of everyday use and employees. We'll test out the Minuteman next week and see how well it holds up.

We will keep cleaning dirty wood floors and applying a protective finish because most people don't want to and are willing to pay us to do it. If your not doing it, you'd be surprised how filthy wood floors are, even in well maintained homes.

What kind of "finish" is being applied in the systems shown above? Real polyurethane, water based urethane, or an acrylic?

Basic coatings Revitalized is a double Urethane, however we have been using Laminators Plus Restore which I believe is an Acrylic polymer? We used to use the Basic coating g's Tycoat system, which did the best job but you had to be an expert at applying the finish, I believe Streetshoe is a Real Polyurethane.

Currently we are using Laminators Plus Restore and IFT as the deep cleaner. Not many issues unless you try to recoat a floor that had MopnGlo or a similar product, then we will use some floor stripper first. The issue we had with Basic coatings revitalizer is it had too much time between coats. We should try it again head to head with Laminators Plus.

When doing wood floors we ALWAYS do a magic square first to get approval.

Get a 17" 175 floor machine, some white pads, some cotton bonnets, a Dri Pod or Studebaker, a jetted hard floor wand and some neutral cleaner.

I may just go that route. I need something to agitate cgd within the next few weeks. I was planning on buying a rotovac 360i this week mainly for agitating because of all the commercial work in lining up.

I was just looking at the minuteman man because it looks like a retarded monkey could run it and it would be the same price as getting a 175 and a hardwood wand.

Okay so I bought a 175 off Clist and a dripod. I do not plan On using a hardfloor wand. My truck mount is old a crap and I don't wanna run it a second longer than I need to. Maybe once I get a new. Until then I was planning on picking up the dirt with a cotton or micro fiber bonnet. Now if i'm re coating red pad? And if I'm just cleaning white pad? Also as side not if you could tell me what to scrub CGD with that'd be great...

Just read this thread, stay away from basic coatings refinisher, the stuff is terrible. Used it regularly 3+ years ago and in the last year I have had 4 major redo's because of getting a "bad batch". It's trash, we dont offer a finish anymore, just neutral floor cleaner, crb, and rinse with pmf wand. And we are about to drop doing wood altogether, always a problem.
