For long term commercial flooring, I can't think of anything more cost effective. I do a school with 20 year old vct and it turns out like this. Any flooring requires a degree of maintenance, and with carpet sorta disappearing, you have to follow the money.

Agreed. I read flooring trade journals once in a while. The indication is that carpet will still be a popular flooring in commercial offices, but not so much for retail and dining. The journals also say that hard surface is moving towards LVT. However, I'm assuming that LVT will require a similar type of care? Most of the new food places I visit (which are a lot and quite often) are using some pretty swank looking tile plank.
