Equipment upgrade- Is this a good plan?

Oh man I had a blast meeting several of you in Indy on Wednesday- thanks for the invite Mike! I’m sure I’ll continue to tweak my plan, but I’m pretty well convinced that a Phoenix op is the right answer for my commercial jobs on glue down carpet tile, especially the ones that don’t ever get very dirty. I’ll still upgrade my portable for the times when I want to clean deeper, and especially for the few residential jobs that I’m still hanging onto (mine and a few family/friends).

So I guess the step I’m most uncertain of right now is what I need for agitation using hwe. Can I use the Phoenix to do that too? I suppose a crb or a rotary would be easier to transport, and also better for residential, but since my focus is really on commercial tile carpet can I just use the Phoenix for that too? I’ve been looking for used crbs and haven’t found much, and it’d be nice to not have to buy three new machines… but I’ll keep looking if it’s the better way to do it. What would you guys recommend?

If you're going to buy a Phoenix, it will also work well for agitation. There are a variety of pads you can use. I have converted most of my commercial to VLM with the Phoenix and I think once you get through the learning curve, you'll find it out cleans the portable. Always good to have a portable for miscellaneous jobs but it's hard to beat the Phoenix for large commercial. There are so many good quality products you can use. My main product is Saiger's Code Red of Encaps along with TOPS spotter but Vacaway makes some good products as well as The Encap Store. If you can find a used CRB it will work great with your portable, especially in residential. You often see older Host machines for sale. They are CRB's and can often be picked up for $50.

Well you’ve certainly earned my business Mike! I’ll either try to connect with Beau and try his out first or wait until Mikey’s fest to give them a test drive. Will have to decide between the Odyssey and the Phoenix I suppose.

Will, an inexpensive 175 used is all you need with your porty for starters. As you use it for agitation, you can use it in low moisture cleaning as well. A PEX and Trinity will cost 9-10k. Stick with the 175 and you’ll be happy

Absolutely a 175 and a portable can clean commercial carpet.

But it's very slow and very labor intensive.

Right here I do pretty much what you do, except I do full janitorial and more. I take care of private schools and churches 7 days a week. They all have large reception areas or ball rooms, gym basketball courts, you name it. Every type of floor you can imagine. They all have events like crazy, 7 days a week. Speed and efficiency is a must for us.
