I can retire now-- ONLY because I don't own a home and I'm not sacked with debt--- But I might screw that up and buy a warehouse or home soon. My adviser and CPA advise against going into debt this close to retirement.. The home I'm renting, which is a duplex- I have to buy both- the landlord wants $1.5 million! that's over $15,000/yr in Taxes alone! Suitable warehouses are about $1 million.-- I hate being indecisive.
