Its oils in the manufacturing process. Dwell time and agitation.

Feel the carpet before you clean it. It will have a slick feel to it. Then the next time you clean it do the same and it will feel different. Not so slick.

Then when you clean a carpet that hasnt been cleaned before you will know what to look for and how to approach it.

I'm guessing as this carpet gets older, it may be more of a challenge to clean. A brand new carpet can be quite easy the first few times of cleaning.

But hey, I'm a guy! I could be wrong....

Yeah....only a few months old and it's already wearing badly coming out of the kitchen. I told the owner not to expect this stuff to last long. The install was horrible too...bumps and wrinkles everywhere and cut short in front of some of the booths. Seams already shredding.
I told her next time to use my flooring company and not a "designer' lol.'
They also use a Proteam back pac vacuum with no brush to vacuum and I told her a long time ago to get a commercial vacuum that has a brush on it to agitate the fibers and dirt out but she no listen to me.
The sad thing is...she paid a lot of money for this crap.

This is always so frustrating.. the buy cheaper then it fails and they are pissed off. or it wont clean well and they think it is you not the crappy carpet.

The PH is 4...it's an acid rinse.
I clean this restaurant every month and just cleaned it again yesterday as a matter of fact.
This time I used Chemspec Kleen Enzyme with Biosolve and All Fiber rinse and it cleaned up so easily and passed the white towel test.
I did notice that it was not as dirty when we got there as it had been in the previous few months that I had been using the other rinse. Which only confirms my thoughts even more, that the previous rinse just wasn't leaving the carpet completely residue free.

I think you nailed the issue on the head.. as well as drawn Bawb and Chavez further into the gutter too! The Optimal Rinse while being on the acid side is really considered and acid side emulsifier as they claim it has a unique detergent molecule that aids in the cleaning while still being acidic to neutralize the pH level from the Prespray. It also has encapsulation polymers to help with the residue. I imagine that this is why you were not seeing it come as clean as before as I'd imagine that the two products are not made to work well together. All Fiber Rinse was designed to rinse out anything, while chemspec was designed more for the chemspec line. Also because it was not a true acid rinse like all fiber, you were not seeing any of the brightening effects you are use to in a true acid rinse.

So in essence glad we could be your ears, but i think you solved your own situation! :yoda:

@Kellie, acids are great for most every decent residential job, but when its downright dirty and nasty try one of these:

dynaforce (all around great rinse for those "to dirty for acid, to clean for powerpoint" jobs)

We use fab set, and clean free alot for residential and, clean free even on most of the commercial we do, but some of the new restaurant accounts we get we have to restore the carpet then maintain it from there.

Wow...thank you for that great explanation! I now see that it is time for me to brush up on my chemistry lessons...:eekk:
But what you say sounds exactly right.

I may try that White Lighting....I've been told it's really good, but the truth is...my AllFiber Rinse is doing a great job on it now and it's staying cleaner as well so I'm not going to change it again lol.

You know...we used to clean this Chinese restaurant that was absolutely disgusting every time as he wouldn't let us clean as often as we should.
We were trying all different pre sprays and that Grease Eraser was mentioned to us by Jon Don. We tried it...I brought it back the next day, was really disappointed in it.
Then I went to Interlink and this was right when they came out with that new Flex with Citrus. I never looked back. It cut our time in half at that Chinese restaurant lol. But, interlink is farther away from me and I hate having to go there as it's never a quick trip through Denver so I found this Chemspec Kleen and tried it and it's great! It's even safe for warrantied residential carpet.
George always had his go to products and he would never let me try new ones..now that it's just me I am learning more about the newer ones along with the rinses so I'm kind of a newbie in all reality when it comes to this.
I think I need a bigger van though...:eekk:

I think you are referring to Chemspec Pre-Kleen. Its kinda of like a junior Powermax. Enzymes and Citrus solvents and I suspect a little bit of oxidizer.

Kellie you also have a great supplier in Adco right there in Denver.. its also the headquarters of Masterblend. They have some great products as well and its all made right there at their headquarters. Not sure how close they are compared tot he local Jon Don and interlink but its a great back up and they have some great chemistry as well as products.

Also if you ever end up with customers with High End Rugs, Robert Mann offers Whole Sale cleaning rates to cleaners who bring rugs in, and you won't find a better operation to work with anywhere. Just a couple of goose eggs for when you need them.

Yeah I know Adco well...they are right down the street from Interlink which really isn't too far but with everything I've got going on right now I need to simplify as much as possible and be home as much as well.
I did not know that Robert Mann offered those services for the rugs though...that is good info right there! Thank you!
I'm really fortunate to live in a metro area with a lot of options and I'm definitely playing around with the pre sprays and seeing what I like.
