Help bidding this country club

So I got a call yesterday to do an estimate at the local county club. Scheduled it for today and when I got there they proceeded to tell me they wanted a bid on every inch of flooring surface, and they need it by 5pm so its ready to bring to the board. The carpet is easy for me but they also have tile, a wooden dance floor, and some sort of linoleum. There is tile in the locker rooms that the grout is missing and deteriorating. Their are 2 kitchens, One has tile and the other has this linoleum type flooring. What all should I consider and how would you bid this?

8500 sf of carpet, 1150 sf of this linoleum type stuff, 1180 sf of t&g, and 750sf of wood.

Just a cleaning for now. He couldn't tell me if their was ever any topicals applied.

Well... For myself, I'd want to concentrate on the tile and carpet the other stuff is easy. And you can make it as easy as you would like.

some sort of linoleum - Super easy, clean it anyway you want.
wooden dance floor - super easy, get some bona and some micro fiber mops. Maybe a floor machine to scrub IF BAD(it's not).



There is tile in the locker rooms that the grout is missing and deteriorating.
As long as they know this....... You are golden.

The wood and linoleum I wouldn't charge much, it's just a bonus(for you).

Charge your regular clean and seal rate for the tile.


For the linoleum and the wood it is going to depend on how you are going to clean it.(red pad light SCRUBB and rinse, or floor scrubber, light SCRUBB and mop) how do you plan to clean floor.

What is your target hourly rate?

The tile is very worn in some areas as shown in this pic. I have a Vario, Cimex, CRB, What would you pick to use on the linoleum and the wood? Ive never cleaned wood before, Is it really that easy?

I target $150-$200 per hour.

The carpet Im thinking .22-.26 a foot. Most of the big rooms have tables and chairs that will need to be moved.

Wood is pretty easy to clean but it won't take scratches out.
You might be a little high on the carpet. Are you wanding it all?
Tile is the grout Black and stained under urinal? May have been sealed black.

Carpet will get pre scrubbed with the cimex or vario and then extracted with a Zipper. The grout looks black but when scratched it leaves a white line.

For the bathroom tile I would use our cimex with sturdy brushes to SCRUBB In good mix of floor stripper with your regular oxy Prespray (what every Prespray you normally use that has a good amount of oxygen or use oxy blaster)

Rinse at 1000 psi.

If the linoleum is without damage or is not lifting seams, use the cimex with pads or lighter brushes. Mop on an alkaline, SCRUBB and rinse.

On the wood a red pad very light moisture, extract excess very quickly and flat mot dry. If slightly dull after wards buff with cimex with white pads and some basic coating buff spray to bring the shine back up.

Price wise on the T&G, linoleum, and wood where would you be? If my target is say $200 per hour with me and a helper.

I don't know the runs/ setup take down, how far away from your shop, accessibility to water, where are we dumping the waste water? How much of the tile areas are in superset areas?

All questions to consider and I am not trying to make it harder to bid it just stuff to keep in mind.

If it were us, during qualifying, I would of been asking questions like where is your biggest concern(s) area(s)?

I would personally focus a lot on the bathroom tile and grout and making a WOW statement if possible with that area and or the carpet.

The wood and linoleum aren't going to show a night and day difference from the looks of you pics.

Do not saturate the wood floor and if you don't know how to clean a wood floor with a light SCRUBB and buff then buff with a white pads.

(if you call me I can tell you how to get a wow on the linoleum but won't post it as somebody can do it the wrong way and end up buying the floor)

Could be more if it is separate buildings and setup are done multiple times.

Your should be able to complete job in 10-12.5 hours.

So you have leeway on your pricing just don't cut yourself short and don't work for free.

Every community here is gated and has country clubs. Never had any balk at my regular price. Few here price shop and most call because they know of your work in the community. It's been my experience that they will pay for quality work. figure your time for each area at regular price and then add 10%. Being in one spot all day does save time but I've found I have to deal with homeowners coming through and getting in the way, plus it always seems to take longer than anticipated.

Thanks for all the help. Their main areas of concern was the carpet which I know i can knock out of the park. I can definitely make time on it but I think the bathrooms and kitchen areas will slow me down. We'll see what happens if I get the job. I was figuring on 2 days but I have a bad habit of over estimating how much time things will take.

The "linoleum type flooring " sure looks a lot like it could be VCT.
