Those that have, know just how much flushing it REALLY takes, will never use a water claw on wall to wall piss again.

I get it. But run your AT and 360i over a filthy carpet. Pre vac. Use a CRB. Drystoke for hours.


Then pit wash that carpet. Should be perfectly clear water right. Otherwise how could you charge a customer?:biggrin:

One of my first experiments when I first started was my friends new purchased home with urine problems. We removed the carpet into the garage and enzymed and flushed countless times. Impossible.

I haven't ever clawed for pet removal. The only problems I have ever had were when I over wet the situation. I spray an Odorside and peroxide on spots and clean the carpet with 01 jets at 450psi with several dry passes. Works okay, gets the stains and smells better. Thinking about trying Unduzit unleashed.

I have 2 "Dog Lady" Clients that I clean every 6 months for. I have been cleaning for them for years. They both have the same set up. 3 rms hall and stairs and 2 little everyday pee'ers. I charge them $200 which $40 of is for odor treatment. They both have been had by others with crazy claims and oversized bills that they can't afford. I'm no cure but that is understood and they love me.

Washing rugs and cleaning carpet are two different things.

Agreed.

You might get a rug clean because you can use hundreds of gallans to flush.....not so on carpet.....unless you take it out in the yard:winky:

The Unleashed is really good, but the perfume is pretty overwhelming to my old nose. My nursing home ladies swear by it for toweling up accidents.

On carpet, I find that a kindly bluntness helps, something along the lines of "Your sweet dog doesn't realize he has ruined this carpet." Then we agree that a dog's love is worth it.

Then we discuss cleaning the top fibers only and what else may occur. No pie in the sky, no inflated claims.

OSR is my first step for urine. Mixed fresh and soak spots I can find and an overall spray on all cleanable surfaces.
Set up and clean paying extra attention to soaked areas.
Get carpet dry and if odors persist molecular modifier or odercide injected into pad stricly for odors. Gotta sniff this out. Sometimes the soaked areas are still damp at the pad so those can use a little injection also but are probably the source of the lingering odor.
It's make the custys happy that you will come out to reinspect and retreat for no additional cost. It's worked in upfront.

I'm cleaning a basement used as a toilet for a dog and cat. No visible damage but strong odor and light shows cat spray. No carpet just old tiles and concrete. I'm not looking to remove all urine just clean and get rid of odors just like carpet. $500 job to soak and extract. Easy money for me but you have to get rid of the odor.
Maybe I'm lucky or just persistent but I make them love me. It really is trial and error. Newbies won't always be as successful as someone whose done it hundreds of times.

Yeah I don't remove carpet. I do what I can to flush and neutralize the odors. If it's that bad I recommend replacing.

Yeah. My point was evidently vague and shrouded in sarcasm.
I agree that most crazy urine jobs are beyond saving. And I hate hearing some of the claims about magic Chems that remove everything.
But if urine treatment makes it smell better and the customer happy. Why not?
I agree that the backing and pad are usually destroyed in those situations. But if the customer isnt gonna fix the root of the problem
( having animals live inside a home) why not make it better?
My very cryptic point is.... I agree there is a ton of urine damage remaining after even the most thorough sub surface urine treatments. Pit washing would show how much was still in it.
But almost every carpet could be thrown in a rug pit and still have a ton of gunk in it. Even one that was recently cleaned by yours truly.

Anything more then a little spot or two I always charge minimum of $25.00. It does take more expensive chemical and perfume, plus it's gross and I have to hose off everything when I'm done. It does add more to the equation of the job.

1. Why don't you charge (if mid to nasty)?
2. Do you use anything extra in your chemistry than normal?

Going back to a callback for an extra $25 on origainal ticket price seems risky for a service which is inherently risky with current methods.

Edit: only applicable if you don't charge for call backs. We don't and they are few and far between to almost nill since we don't do pet treatments anymore. We do tailor our chemistry to pet owners at no cost.

I charge a lot more than $25 for more than a few spots. It can get in the hundreds. More than the cleaning sometimes often double.

I have a base price per room average room size. They know when it's an oversized room even if they don't tell you on the phone. Heavily soiled, stained or urine damage is extra and will be evaluated on preinspection before cleaning.
It's just about honesty and knowing what you can accomplish and helping the customer understand the situation.
But what if your you know you can give the customer value by sending them elsewhere? If you could offer perfection (not including cat urine) would you not? I can. Or there money back if they are not satisfied. But they do carpet repairs as well.

If you don't know how to install carpet and pad and carpet (reinstalltion)IMHO then you should not charge for a service that you may "improve."

But some guys do. And make good money doing it. I see that now. Could not do that on my business model. For now.
