the sofa is facing the picture window, overlooking the beach, back window is looking at the parking lot or a cliff..

We assessed a cliff side, waterfront home today. I estimated higher than my helper was expecting. When asked on the spot, I shot high because of access, materials, level of care and attention , hose run, all logistics, and enough to make a profit, the owner simply said, “can you do it now”?....
And yes Mike, we own 30 corner guards...
And no, I don’t plan on running an OP over their New Zealand W/W wool...
