One of my accounts is a very large assisted living facility. They like me to come in at night and clean the main dining areas every three months. The first time I cleaned the place it took me 5 hours. I’m now down to under two hours and have my system down. The place is very well maintained with constant vacuuming by the staff, making it easy to clean. I also drop in once a month and spot clean with encapsulant and a brush. It always comes out nice.

The first few time I cleaned the place I used HWE. But now I’m at the point where I don’t want to deal with the tenants yelling at me all the time about the noise of my TM at 10pm. Encap has been a lifesaver.

I use a electric sprayer to hose out large areas and then bonnet clean. In accounts like this you need to vacuum every time in that dining room. In the not so dirty areas dilute your juice because you don't need it full strength. And in dirty areas like dining rooms boost it with a small amount of ammonia. Hope you're using a CRYSTALIZER and not a FILM FORMER scampoo.

Awesome encap mixed with Detonator. A very potent mixture. It was actually probably overkill, but I had to make sure I got out the prune stains.

Also. I vacuumed it very well. I had my Kirby and my son using my Oreck on this job. Always always always vacuum.

I know a guy that was 100% residential. Hated commercial. Then he got an assisted living facility, and another and another...... Now he has over 50 assisted living centers and is much more selective on the residential work he does.

The biggest challenge, getting the people that are willing to work nights. The key for me has been lots of part timers, an easy to use system and limited chemicals. Anyone can run a cimex, OP unit or CRB and with a little on the job training get excellent results. Dropping this idea that you have to recruit top flight cleaners that dream about carpet cleaning and debate the best prespray as a hobby is the real key to scaling a commercial operation, Forget hunting for great technicians , build a great system that can take people looking for a part time job on craigslist and turn out quality work.

This is exactly my mindset after I did that large FEMA building. I did $2k in 8 hours and used 3 gallons of juice. What the hell am I doing!!!!! Get two jobs like that per day, four guys to abuse the machines, and i'll spend my time running around getting more jobs.

@encapman Monster micro fiber pads for prescrubb, then I go over everything again with a superzorb cotton pads. Works very well.
