I think it actually 28 hallways plus the amenity rooms. No 13th floor, no 4th floor. No carpet on main.That does sound nice.

Using my Phoenix, Harvard oxy encap, tops spotter and microfiber pads. The tops spotter works great on all the drips and tracked in stuff. 6 hours, including my drive time and prep. $2400.

I am in that building a couple of times a month doing spotting or private suites. This is the third time I have encapped the entire building. Like shooting fish in a barrelDoing a 19 floor building today. 14 floors total and an amenity room. Only $1100 today but I'm done by 12:30. Pics show the typical type of spots we have to deal with. Mostly garbage drips. A little tops spotter then encap over them and they're gone.

But this is better in large commercial accounts especially ones where you can't run a hose, or the hose run is so long anything over 300 ft yourLooks after a month.

Ease of training.
Ease of acquiring and maintaining equipment.

yeah I get it, you take pride in knowing you removed more soil and learning to master a new method scares you.
You may have to buy a second (used) washer and drier..
You may have to admit Satan was right, just like Saiger did.
You may get another hernia lifting it .
But your customers will LOVE it.

You could use a 175 but it would probably take longer an might not be as effective. You have to swing the machine back and forth and manually prespray in front of it. The Phoenix moves just like a lawnmower. Sprays ahead of itself and is simple to reload with multiple, prefilled 2.5 gallon jugs.how different would this job have been with a buffer instead same chemicals ect

And reverse that, Run a pad on a 175 after the shaker.Run a buffer or 175 with the same pads and same chemistry on the same carpet and then do it with a TOPS op, the difference is startling.
