What are the demographics of the residents, low income, middle, middle high, high??
That makes a difference as well.
Plus if the cost of living/housing there is low, then it doesn't take much to afford a life there.
If you pay $500/mth for home, $3000-4000/mth would give a easy lifestyle, not rich, but comfortable.
