I'll preface by saying my partner and I are house-cleaners (primarily)

Restaurant job we got off an app thinking it was a house...This is only one example of the fine flooring mess they have going on. This is the top floor which is dining only so less fat, oil, grease. Can I get some ideas on regular maintenance, I do not have access to a HWE as yet.. I have an orbital with microfiber pads and chems. The gaps make me nervous. I drip fed some neutral pH cleaner sparingly and scrubbed it with a microfiber but it still looks pretty average.

Looks like there was a "gap filler" of sort present at one time


I'd use a crb, as little neutral cleaner as possible and mop ut up with your OP and your most absorbent pads

a well chiseled grout brush may help dig out the fUnk from those gaps

If that was what they valued, it will be much more valuable with time.
