We charge by the room (up to 250 sq ft). $190 for the first two, then it's $85 per room. Halls, stairs walk in closets are all priced out individually. It's rare that we clean a full 250 sq. ft in a room unless it's empty. If it were empty it would be .34 sq ft. But since we are cleaning rooms with furniture (we do move as much as we can), we are averaging more than .34 per sq. ft.

We charge $40 per room for Scotchgard (so it comes out to .16 on an empty) and $55 per room for maxim (.22 on empty). Rarely do we have a job that doesn't choose one of the protectors.

Many homes we work in have great rooms that are considered a double, master suites that are also a double and finished basements that are usually the size of 2-4 rooms.

I don't know what the "competition" charges, nor do I care. You should never base your price on what others are doing in your area.


$270-300 for 2 rooms with protector is not a bad gig. Most guys in my area are 3 for $99 for TM cleaning.

I am just starting to raise my prices after 5+ years. I now have enough work so if they don't like it then they can call someone else. I am cutting down the size my service area also.

This just blows me away. What kind of income average does your area have? I'm not doubting what you are saying btw. My average is around 200 -220 depending on the month - probably doing about the same amount of carpet that you are getting $650 for! I'm not the most expensive nor am I the cheapest by far. I know my area is economically challenged but wow! In 22 years I've probably done less than 6 jobs at $600 and those are all commercial jobs.

Do you say a prayer every night thanking the Carpet Gods?

Although I am a by the room cleaner I kept track at the jobs I did today. 3 jobs - about 1400 sq/ft or a bit less - $465 - .33 per sq/ft. - 5.0 total hours counting leaving home until I got back. -48 miles total driving, some on SoCal freeways so you know what a time factor that could be.

We service the top counties of per capata income for the state. They are also in the top 100 counties for income in the nation. We also live in the area we service, so the cost of living is high. We make more, but we pay more too.

We primarily service Bucks and Montgomery, but also do work in Chester and Delaware.

Everyday I pinch myself and don't take a second of it for granted.

In 2009 my IICRC teacher said (in Southern CA),
.38 cents a sf
Protectant 50% of the labor
3 dollars a stair...

He also said when purchasing a carpet business, you take what it brings in gross, and it's worth 1/2, if the van is tired, take off another 10k....

So 70k gross a year - worth 35k, less 10k for an old van, so 25k...
