We have one account we contract $20,000.00 A year for cleaning office chairs. All hwe, most require even the base and all plastic be cleaned also. It a nice gig, we've done it fo 3 years now.

Which reminds me, I’ve got an annual contract coming up for a retirement home. It’s the one with the 18 couches, 20 odd love seats, recliner chairs, and a pile of dinning room chairs, and a bunch of office chairs.... I could kick off my new campaign there... I’ll walk in with a clothes pin on my nose. I’ll hand them the new card, and see how it goes.

if you were paying attention to the CRB,then it did its job .
If we wicking did occur how would you proceed? Continue with HWE at lower pressure and fans on those problem arrears or encap?

It depends on whether the wicking is stains (coffee, etc) or cellulosic browning or just not cleaned thoroughly. Sometimes just spraying with browning treatment is enough. Encap with an o2 type product, or sometimes reflushing and drying. Doesn't matter how wet you get it, does matter how wet you leave it. I used to work for a guy who would not do dry passes on commercial carpet. He would say it doesn't matter how long g it takes to dry, they are closed for the weekend. I did a lot of wicking correction for him.

That's the kind of stuff encap was made for! Dink around all day trying to find a way to solve a potential problem using HWE. Or perform a thorough encap cleaning, making slow "dry-passes". The encap approach provides a higher likelihood of success without callbacks.
However the encap process will need to be done properly in order to get good results on a hammered carpet. Use a good encap detergent and take enough time to get the carpet clean. Additional dry-passes may be required.
Here's what works well for most trashed CGD... First make a very quick high speed wet-pass. Follow the wet-pass with a dawdlingly slow dry-pass, (or even make a couple of slow dry-passes). Encap cleaning, done well, can usually sort out even the most problematic CGD carpet.

Its the extra high soil loads that get me with encap like behind a counter where staff stand, I can never get them to look quite right without HWE

Well honestly my original post was my sarcastic, long winded and evidently overly subtle way of saying “ Pull out all your HWE stuff and make a big show.” Then just encap it. No HWE. In all seriousness lower pressure and tons of drying passes along with fans will help with wicking when you HWE. But on some neglected glued down...... encap it and don’t open that can of worms.
