Topical sealer
Failed colorseal
Swollen MDF Baseboards

all caused during the previous owner reign of terror...

new owners have no clue about any of the three issues, they just think it looks dirty.

so what am I going to do?

take a look at this picture,

this is after I cleaned the grout with just stripper by hand. One layer of some crap product was removed leaving behind at least two other colorseals, which neatly enough creates a very cool faux mottled look that actually works well with this tile...

so my next visit will be to apply clear silicone under the baseboards..

then in two days I'll return to clean the heck out of the floor with a stripper.

if the topical comes off in the process, that's a free perk, at their age they can't see it. They just want the grout clean looking.....

A job like this, falling into the hands of a first-year newbie has potential to put them out of business..they could be deemed for for reflooring, new baseboards, losing a week's worth of work and so on..

doubt it has been color sealed, if they were that bad there would signs on edges of the tile. looks more like natural grout shading and/or the coating sealer turning white
