Just nailed a big monthly Account of 150 stops a month of tile and grout cleaning in fast food restaurants
I've used a wide range of cleaners before but I can't put my finger on which one is the out standing best
I'm running two units one with the prochem performer one and one with a prochem Everest
Your decisions will be well appreciated

If you want a home run every time just use your favorite hard hitting prespray and boost it with a bit of floor stripper, boom you will be a hero.

Also carry some acid around for those that will have some staining.

I know I made it sound easy in my statement above but it really is that simple, a good high ph prespray and a bit of stripper will aid in the degreasing and cut the muck faster and cheaper on your wallet.

Does using a carpet prespray like Flex work better than a product specifically for tile and grout cleaning or have you found its a cheaper alternative?

Also, are you using the scrub brush on every job for agitation?

Works as good as any alkaline tile specific product and much cheaper.


That brush is only for horrible build up and or coating stripping.


Most jobs we just use the Home Depot swivle brush or a Brush Pro CRB

We use viper venom powder with citrus. I like that its a powder and seems to do well for restaurants.

Flex with peroxide and a crb make fast work of anything. I buy a powdered acid called star clean from homedepot for what doesn't come out

Then you should try flex from interlink and then you can carry one less chem in your truck as flex will do both carpet and tile.

So will powermax -dynachem but not as heavy hitting and a better overall priced value chem that also does carpet and tile well.

Ralph save some money and boost your flex with some stripper and you can't go wrong.

But only if you like to keep money.

I have yet to damage anything with normal floor stripper.

Gene what will floor stripper ruin that won't be damaged by flex or other high ph prespray with the same contact situation?

Flex and heavy alkaline rinse....those resturants can have layers of grease...
Also I use the 5 inch raptor or gekko...change out the 2 jets with larger wider jets...11003-4....especially on small 4 inch. Tile......100's of gallons of water...may need a pumpout....
If it's out front may not be as bad as the back....I did one in the back that had never been cleaned took forever...
I've seen guys get down and scrape that stuff out with a wire brush???
1-2 workers scrubbing with grout brush....
Maybe the stripper may keep you from scrubbing..or a rotary might help but it may not get the grout lines....

I've used just about every prespray you can imagine on tile and grout and they all work fine. I've never boosted them with anything other than Oxywhatever from Magic Wand. Since I've started using PowerMax on tile, I don't even carry Oxywhatever anymore.

I occasionally run into a really really crappy one and then I use an acid cleaner.

Flex with Citrus is on my van too and I have used it. It's just as good as anything else on tile.

Alkaline tile and grout products are just another chemical that you don't need, in a long line of forty-thousand other specialty products and identical presprays that you don't need.

I have a ceramic tile and grout job at a pizza restaurant coming up soon and want to know about adding stripper to Flex. I have Flex and I have Shineline Emulsifier, Spartan Square One and Pro Link Big Bite floor strippers. Which would you choose and at what mix ratio. I also have purple industrial degreaser from Home Depot if you think that would be an option. Thanks for all your help always!!!

Lots of good info above...

I used to get the "special" just for tile products(viper), they seemed to work okay. Just seemed goofy, 10 different products, some NEED to be rinsed with a different product. Don't use this on this, etc...

Then someone suggested trying flex and/or powermax... Kablamo! Really seems like they(carpet prespray) worked better.
Plus, it's not some(45 bucks a gallon) specialty product I need to worry about using to much.

Tile and grout cleaning is all Larry(cobbs) for us... Powermax, little of his citrus solvent if greasy, rinse the poop outta it and seal it with his solvent sealer...

Congrats, How often will you be cleaning them?
We use Flex too. Some oxyblaster or stripper if needed.
