VCT new wax

So I did a job today for a regular customer that added on to a buliding. I cleaned and waxed about 450sf of new vct. What do you charge for this ?? It's easy work but takes forever waiting for the wax to dry. I used 2 gallons of on & on. Next time I will have to spend the $28 a gallon for the I shine to speed things up.

I like to use a sealer for the first 2 coats. It helps conserve your wax , I cant put my finger on it , when I use sealer first the floor always looks nicer. Some times I will go back a day or two later and buff. I think 28 bucks a gallon is a bit much I pay about 80 for 5 gallons of quality wax

Thats what i was gonna say....

no wonder it took forever to dry....

for the most part, the brand of wax you use, doesnt speed up drying.....you do know that right???

not sure how you went threw 2 gallons on only 450 sq.ft.? Ishine is a great product, I will not touch a floor for less than $1.00 a sq.ft., and have a $500 min. for vct

I just got $250.00 to refinish 200 sq ft.

I just started using ultrachem and love it so far. I really need to see the floors in a year to know if the cost is is worth it.

I've been preaching to the choir about Ultrachem for years, but it falls on deaf ears. What are you using?Diamond is going to be discontinued along with a few others. I like the Platinum the best for durability. Make sure you have it cleaned with Cleaner and Conditioner and topcoat according to traffic. I used to take out salesmen to train them how to use Ultrachem for carpets. (always got a whack of free chems shiteatinggrin ) They used to manufacture here , but they moved to California.
Try the Clean prespray - works like a hot damn. It moves rust, blood and boogers, works as a pad juice very well. All very spendy , but after using it for 12 years now and never running into any problems so why rock the boat?

$1 a foot for tile- no exceptions.

From now on when I bid Refinish jobs I’m going to give customers a choice the finish they what Economy ($.30 a sq proforce or zep), Standard ($.40 a sq Hillhard, betco) or Platinum ($.50 a sq Ultrachem)
$250.00 minimum, so if it’s very small they get the good stuff. $.50 a sq is top dollar here, lots of low ballers.

oh i am not even gonna bother a come back...

but dont forget your "carpet cleaners" doing "resilient floors" and there for dont have the equipment to do the jobs quickly

And for your smallish jobs, you can get the $1 a ft and higher.....but you get much bigger then 500 ft and they will laugh you out of the building...

Funny thing- I'm doing a school in a couple of weeks- 5500 sf at $1. Another 3000 sf job at a church. And another bigger church the month after. You're right about the equipment as I use a 175 , mop, bucket and big shop vac, ( I do sometimes rinse with my gekko Ivebeensold ) but it gets the job done and the checks clear. They're happy, so am I - does anything else matter?


PS - I feel the same way when "resilient floor" dudes make a stab at "carpet cleaning"

whats funnier, is i did carpets before i did floors...hated them and focused on floors.....got me THE RIGHT EQUIPMENT for carpets and now love them again....

well then ifn your making that kinda money, you should be going on cruise no???

how long that 5500 one gonna take ya???

IF some screw ball hadn't come and and gooped up the place and made me focus on edges, id have it done in a shade over 6 hrs maybe less if it had good air movment...and at my pitaly .30 a foot would be at $1500, and would clear $250 an hr, and be on to the next one...

id take $250 an hr what you think??

I have to move the desks and furniture, it takes half a day just to get it organized. I strip out most of the wax day one. Day 2 I gloop out the edges with a doodlebug and a scraper and detail any other areas, apply finish. Usually on the half day 3, I might toss on another coat or so, depending on how I feel. After 24 hours for it to cure, I come back, buff a bit and put the furniture back. The week after I come back and do the carpets and pressure washing for a few extra pennies somewhat amus . Slow? Yep. Happy, loyal customers? Yep.Profitable?Yep. I'm not a registered charity. How I do it doesn't matter, but the end result is it works for everyone. I don't proclaim to be an expert at all, but I don't mind doing it if I can turn a buck.

Cruise? Naw - I am gonna go back up north to float plane fish again and I have a trip to Nova Scotia planned, rugby tour to Scotland, Ireland and Wales upcoming, son's getting married. I don't have time to go on a cruise.!gotcha!

So why don't you share some tips on equipment and anything else that might speed up us rank amateurs?

JohnsonDiversey Fastrip has a guarantee of 12 layers, 1 shot while mixed correctly. Even edges.

It's not a cheap stripper at all.... but for someone who has a 17" it nukes flooring.

makes sense why you get $1.....

screw the moving and replacing furniture....I am a floor care specialists, not a fooking mover... :x :x :x :x :x

My custys move everything....then i dont have to worry about them saying i broke something..

I have some adhd issues, and taking that long on a job i would loose concentration :lol: :lol: :lol: :lol: :lol: :lol:


and i have the long and loyal custys to......they just move their shiet

There was a little left in the second gallon. It was hot at the job and there was no power. It would not spread thin in the heat. It just sucked.

I used to work for Luckys a long time ago and did a lot of vct with a 175 and mop bucket. Then when I went to Gemco and they had an autoscrubber. I was in heaven. I do vct for a few people here because the price is so low in this area you are lucky if you make $50 an hour.

Has any one ever tried betco express?

Next time try either Betco Best or Johnson Timesaver, only need 2-3 coats and if you put an air mover at 45 degree angle it will dry in 15 minutes.

New VCT is easiest money you can make, .50 but you have to also look at absolute $$. $300 and nobody would bat an eye on a new floor.

VCT or “vinyl composition tile” - A flooring material used primarily in commercial applications. You see this type of flooring everywhere, you walked on it as a kid in school. Remember coming back to school after Christmas vacation to see the nice clean and shiny floors, most likely that floor was VCT.
Beware the 9 inch by 9 inch tile, tiles of this size are most likely asbestos tiles and should not be removed willy-nilly. There is no cause for alarm if the floor is intact and is maintained with fresh wax. The asbestos tiles were widely used in hospitals, schools, buildings and even basements in houses. They were discontinued for obvious reasons in the 80’s. Ziegler strips, cleans and waxes this type of floor as well, and again there is no cause for alarm… unless your taking the floor up.
