Another cleaner in my town is leaving I’m guessing pretreat in the carpet or some wrongly mixed protectant? Take a look at this black / darkening of the carpet. It’s even all over, not just in the high traffic areas. This 2nd & 3rd pics were cleaned last July & it took me 6 hrs to bring this house back to clean. This is the 3rd home this guy has left like this. The 1st pic he cleaned one year ago, again it turned black.

Are you sure it's the cleaners fault?

Could be carpet deodorizer, dog out, dys residue etc



Or the cleaner is and emulsification hack.


Did you acid rinse?

I have four theories,

1. He used a detergent rinse that left a residue that caused resoiling
2. He didn't use an acid rinse that caused browning from the alkalinity in the tap water and or high pH of his prespray.
3. The customer is just dirty and it's his fault for not getting the carpet cleaned sooner than a year. You might be the next cleaner blamed for his mess next year at this time.
4. A mixture of any or all of the above.

Did you acid rinse?
They only use a Shark vacuum & clean the filters about every month. They don’t put any products on the carpet. Yes I rinsed with All Fiber Deep Clean pH 5.4 I believe. I normally clean this house, they used him last time because I was off due to surgery last July. When I clean it, it doesn’t turn dark like this? Just a little in the high traffic areas? (This guy has a BaneClean and has been cleaning longer than me?)

I think it’s 1 or 2, it was really thick and took my RotoVac many passes to cut through it. Our water is hard here, so I’m leaning towards #1.....

The customer told me he used a wand - and when he applied the protectant, he did not rake it in.....

Due to fact it’s dirty right in front of that end table (this is a formal living room and no walks by that end table or couch) they use the family room. The fact it’s darkening everywhere makes me think it’s a chemical issue not a soiling issue. It looks like a pretreat left in there and not being properly rinsed away....?

Pca5 and bad water is my guess.

I started having issues with pca5 when I was running my Bane. After I switched to cleanfree at Jim pembertons advice I saw an improvement on repeat jobs.

I'd also have them check their furnace and AC filters or check them yourself to see if there is something in the air causing faster resoiling.

After looking at the pics again ask them how long it took to dry.

Is there a source of pollution, such as candles, air fresheners, cooking, a nearby freeway, PG&E power plant? It may be feeding the residue.

Bishop's only source of contaminates is dust from a nearby dry lake bed

do we know the indoor environment though?
what/how much do they cook?
what do they heat with?


looks like residue from a mega resoiling soap to me

only thing that makes me think otherwise is this;

it took me 6 hrs to bring this house back to clean

generally soap residue resoil is pretty easy to make disappear while cleaning
(getting it ALL out, might be more difficult) but it's easy to get an immediate dramatic appearance with little more than water only pre-spray 'n dwell

Chem left in carpet. Easy fix, to average Joe we look like super hero for fixing it but nothing hard to get rid of. Normally you will see before and after pictures of some cleaner trying to impress people., truth be told could just use water and rinse the chem that is there will clean it enough already for you and will look like. new.

Make sure you get it all out it will look like that again shortly.

Those pics are of 2 different homes with the same soiling & same cleaner. It’s him....

This was nasty - barely came out with Flex Powder & max heat on my Apex, could it be his protectant or a Bane malfunction? (Knowing this guy, I’d put money that he short cutted something or over did the pretreat)

Normally, it's just too much chemical left behind. Guys who glug instead of measure. Especially, if you are using soft water you can reduce your dilution rates. A Bane or low portable compounds the problem by leaving too much chemical laden moisture behind.
