Mostly use Powermax - pH of 10. Sometimes, on a nasty apartment, I'll use Power Break from Bridgepoint - pH is 11.5

A supplier gave me 4 gallons of PH 12. I was wondering if that was too high to use in common homes as a normal prespray.

pH 12 is pretty high for residential use. Would likely void any stain resist warranty if that was a concern. Potential for color damage in some situations. Would require neutralize and rinse if you want to avoid resoiling residues.

I would keep the pH 12 product for the real nasty restaurants.

My standard is Powermaxx from Fibermaxx the ph is 11. BTW all ph is not created equal. I can and do clean furniture with Powermaxx all the time.
