"area" and "room" pricers and stairs

Do you consider the cleaning of a staircase equal to 1 room/area?

I acknowledge the fact that I have yet to "master" my own personal stair cleaning routine, which I am sure would make stairs less painful to me, along with a different tool, but regardless, I cant see them ever being anything other than being on average alot more effort and time than an average room of flat work to do it right.

I charge a normal room price. When they're at all bad, I will quickly go over them with a red pad on my 360i, then I'll rinse with my floor wand, usually starting from the top standing over the stairs and cleaning the bull nose and the first two inches of the step, which is usually the worst area, and then back up cleaning the risers, and then back down facing the stairs doing the threads. If it's a thick pile that's heavily soiled, I'll use the swoop head on the 360i either following the red pad scrubbing or as the first preaggitation followed by the floor wand. They come out awesome and it takes ten minutes if they are really bad, five minutes if normal soil level. If you don't have a 360i, any 175 will work up to a 17" machine.

We charge $2.80 to $3 per step.

We are a per square foot company (.38 cents per sq foot currently) and the more expensive per sq foot in our area.

Here is what we use for prescrubbing stairs after prevac and prespray.....we also use it to prescrub carpets on a regular basis....came with white brushes and they seemed to work well for everything we do, including agitation of tile and grout...

We used to do 3 a step however after we got our extra room charge up to 35 we count it as a room to keep it KISS. The way we look at it there's never any furniture to move and besides after the first 3-4 steps they are not that dirty normally

2-3 dollars each depending how bad they are. Stairs for use take longer as we use the sapphire upholstery tool most of the time so we charge accordingly.

For sure they take longer using an uph tool.. ever think of switching to a stair tool and become more efficient?

We overall pretty efficient with the so tool as the goal is to flush and leave as dry as possible and for us it does the BEST JOB, but not the fastest job.

For us best is always the answer.

We carry both a pm stair tool and a proc hem stair tool for the stair that really don't need cleaning but the customer wants them cleaned anyways.

We charge the same as a room. We use the wand on flat area of the tread then use 4" stair tool to do edges, risers and bull-nose if needed. We always towel them dry to remove moisture and get corners and groom. I find using the wand speeds up the process and drying as well as landings or odd shaped stairs. Usually just damp/cool when we leave.

I cant imagine a SS tool flushing that well on carpet, the PC UPH tool with high flow or open all the way is great on edges and flushes well.

I would be afraid the nails and tackless would be hard on the SS tool.

I need to raise my rates I'll leave it at that!

I am a per room pricer but on my stairs they are $2-3 depending on how bad they are.

I charge rate and a half for stairs.

I spray the shit out of 'em and let them dwell while doing other areas.

Always the dirtiest area of the house. No one likes vacuuming their stairs.

$50 first room $25 per room after. stairs are a room, i figure at $2 a stair its $25 anyway.

this is a starting price and i clean a lot at this rate. 3 rooms for a $100 and it usually takes less than hour by myself.

it doesnt get much simpler than that.of course unless im treating pet problems but even then its usually an extra $25 or i jump to $50 per room.

ive found people really like dealing with round figures.

Like Ron I prefer to use the wand. It seems to do a much better job of flushing so you are able to clean faster and your finished product looks better.
But because you can't always fit a wand on all stairwells we also like the cut down wand version that Olson sells.

RotoVacStairPro. Ever since I started using this tool, stairs are such a breeze that I just charge by the included square foot price. I used to charge $2.50-$3.00 per tread & bullnose. Seems to me some of you guys are still in the '90s. In fact when I'm done with the stairs, I just continue to clean the rest of the job with this awesome weapon. Versatile, light and digs potatoes out of the nether regions. Every time I see steam escaping from some one or another tool, it makes me cringe to think of days gone by.

I think it is time for a new stair tool.

Is that 30 inches??

Not sure....would have to go measure it....

But it has been comfortable for us and we do not really have to bend over.

(I was going to add a sick joke after that question....but I refrained...as my wife was scolding me in the background :) )
