I have a friend in the business that wants to punt one of his commercial contract my way. This is for yearly carpet cleaning and half ass upholstery cleaning. (He says they just require a pre-spray and towel off). They require TM and HWE. This seems like a lot of work for 40K. What would be a more realist counter offer? Or should I just run for the hills? It’s very hard for me to turn down anything at this point in my young CC career. Then I ask myself why would anyone give away something they can possibly sub out. Any insight?

I'm not sure of the actual sq ft. I'll be calling the manager this evening just the hear him out. This is for five locations. Two have 22 theaters and the other 3 have 14. In addition two of the locations are close to 1 1/2 hour away.

I would say more of an associate when it come to business. He is one those kinds that show of his nice machine and half ass the job. I've did a ride alone with him and cut hella corners. If i had to guess he has already cut a deal with the DM and this is just a percentage.

I'm a pretty cheap guy when it comes to commercial and those prices are not even half of what I would accept. In general, cheap theater cleaning is close to $100/theater meaning those 22 screen theaters should be at least $2,200/hwe. The frequency is good and it could work if you got those prices but only cleaned a certain amount of sf each time. Also, if you were allowed to alternate encapsulation cleaning and keep those prices.
If he wants every bit of carpet hot water extracted for those prices I would walk but I bet it's possible to maintain a good appearance at those prices and frequency.
