It's been a tough day. I made a whopping $90 today and it's about 95° outside. The Redding 118° days are approaching fast.
Yesterday I got a call from one of my Property management customers. They were complaining that a new tenant was complaining about a urine smell in the house and wanted to see if I could go back. Of course I said yes. This house was totally soaked in cat urine. I can always tell its a cat because when I Pre-vac I pinpoint where the litter box was located. You can hear the cat litter bouncing around in the beater-bar. Most of this house was hardwood but two rooms were carpeted. A blacklight inspection showed the carpets were pretty much 100% contaminated. A real light show. Upon this discovery, I called the PM and told them my findings. I said they should replace the carpets because I couldn't guarantee anything. The PM was obviously distressed with this place and told me they have had many problems with it. She said the owner didn't want to replace anything and to just do what I could without replacing anything. When I pulled up the carpet, I could see daylight where the subfloor met the wall because the siding was falling off the exterior of the house and the subfloor was rotting away. I should have walked!
I ended up using 2 gallons of unleashed, then I ran out. (I won't go into why, I rammed that point home enough.) Then I switched to OSR. I pulled up the carpet and pad, sprayed the subfloor, pad, backing, and top of the carpet with SaigerCide. Put everything back together and groomed.
When I got the call yesterday to go back, I felt sick inside. I was so bothered by it, I woke up at 1am and stayed awake till 6am.
So I got to the house and met with the tenant. Sure enough, she's complaining about the smell. I walked into the house and I could hardly smell anything in the carpeted rooms. When I first cleaned the place I could barley walk in due to the strong odor. I walked into the bedroom and was greeted by a big pile of dog crap. I also noticed that her dog had lifted his leg in the corner and soaked the carpet and wall. UGH! I got on my hands and knees and started looking for the odors, sniffing the carpet like a bloodhound. I could not smell anything except for the sweet scent of the SaigerCide. I went to the 16-sqft corner where I used my Unleashed, no smell at all except a clean smell. The entire carpet smelled great. It was the only thing in the 100yr-old house that didn't smell bad. I was feeling much better about my previous work at this point and my faith in my chems had been renewed. I put my nose to the wall and sure enough, piss smell. I would bet my life they had a cat that sprayed the walls everywhere.
I ended up treating the carpet again with SaigerCide and this time I sprayed the walls and baseboards. I called the PM and told them the only thing in that place that smelled good was the carpet. The wood staircase, hardwood floored living room and kitchen all smelled like urine.
I'm glad I documented everything on my original invoice. I'm also glad that the chems worked as stated. As for the tenant and the PM, I think they're going to be battling it out.
