I guessing it's a cat 3 from your description. You and I know from experience that extracting, treating, and drying that carpet would probably leave it in reasonable condition. Certainly if it's just till November. I'd be afraid that if we didn't follow the S500 and insist on pulling the carpet someone will say that got sick and sue. I agree that there is a high probability that the carpet is in better shape when you were finished drying /cleaning than before the loss. No contest with regard to the janitorial staff cleaning. As for all parties agreeing; I'm just amazed how you got all of the kid's (from that Class room) parents to sign that waiver of liability so fast. I'm not saying.....just saying. No, I really wouldn't be concerned as long as all parties agree on cleaning. Our cleaning is 20x better than the cleaning the janitorial staff is delivering with walk behinds.
I agree you have evaluate every situation for liability but I believe in this case we left it in far better condition that it was prior to the loss.
