So looks like a Cat 3. Did you extract treat and dry or exact and pull the carpet?.
yes and no. extracted dried & cleaned. All carpet in the school is being replaced in November.
Although the areas wet cleaned looked much better than any where else in the school.

I guessing it's a cat 3 from your description. You and I know from experience that extracting, treating, and drying that carpet would probably leave it in reasonable condition. Certainly if it's just till November. I'd be afraid that if we didn't follow the S500 and insist on pulling the carpet someone will say that got sick and sue. Even a waiver of liability from the school won't make me feel any better. To many litigious people looking for an opportunity.

I though it looked so good that it didn't need replacement but it was torn and ripped from years of glue break down.

S-500? Isn't that the IICRC Standard? :winky:

No, I really wouldn't be concerned as long as all parties agree on cleaning. Our cleaning is 20x better than the cleaning the janitorial staff is delivering with walk behinds.

I agree you have to evaluate every situation for liability but I believe in this case we left it in far better condition that it was prior to the loss.

As far as concerned about being sued, we are always a target. We just try to minimize the exposure by being upfront and clear with all parties involved.

I agree that there is a high probability that the carpet is in better shape when you were finished drying /cleaning than before the loss. No contest with regard to the janitorial staff cleaning. As for all parties agreeing; I'm just amazed how you got all of the kid's (from that Class room) parents to sign that waiver of liability so fast. I'm not saying.....just saying. My lawyer says you're good so no worries. S-500 is an American National Institute Standard (ANSI) winky, winky.
