What's a reasonable sq. ft. / hr. production rate for olefin carpet tiles with HWE in mostly open areas (Vac, Flex, 175, wand or Zipper, Airpaths) What's reasonable $ per ft. for HWE over 10k sq. ft. in a high cost-of-living areas?

I realize there are multiple questions (wand v. Zipper, economic demographics), but would appreciate your thoughts.

I clean carpets, I'm not a vlm or steamer, I clean carpets.

Thus in a big job like that I wouldn't direct the customers' conversation to methods. I often tackle a big project with multiple tools of MY choosing to get the results I will guarantee. I can't be sure in advance what combination will be most efficient and effective.

A big school job involved TM, 175 and Cimex in a mix and match scenario depending on several variables. The results were good everywhere.

Dump and fill 3 times.

Only prespray heavily soiled areas and prescrub with CRB.

Not sure how good flex is on olefin you may want something stronger.

You have to figure out how much it is worth to you. How long are you going to be on the job? Are you working by yourself? How much do you want to make per hour? I charge the same rate for commercial that I do for residential unless is mega square footage. I like to make minimum, $150-200 per hour. If it is wide open and you can get a good production rate going, I would charge at least .15 per sqft. up to 10,000 sqft. You realize that is only $1,500 if it takes you all day. Every step you add costs time, which is money. If you are going to prevac, calculate how much time it will take you. Same for using a brush pro or 175 for agitation. If you have to raise your prices to cover the extra services, let the customer know what exactly you are going to do and why. I have a couple of jobs where I average $300.00 per hour. Sounds expensive but I am paying a helper, it is a complicated job involving very long hose runs and hundreds of stairs.

Well... I am a rare bird that gets top dollar of. 38 cents per Sq foot.

Today each van made about $550 per hour and we just booked a ton of work at same place for next week

We made about $550 per hour per van...

If you can make $150 to $200 per hour per unit.. Golden... IF... that meets what you need peer hour to be profitable.


Zipper t SS Super Spinner killed today and made us a lot of money!

Thanks, y'all. Trying to decide whether I want to commit to a mega job right now. Got a lot going on in my life for the next few weeks.

How long does it take to get a Zipper?

10,000 sq feet can be done in one day even by yourself. If they require HWE, a zipper would certainly help. But even with a wand, you can get it done. If HWE is not required, pair with VLM in large open areas. If traffic areas are really bad, try HWE first, drop some fans, go clean some other areas, then come back and post padcap. I'd hate to see you walk from a "mega job." These are the money makers, way better than doing 10 residential jobs. What VLM equipment do you have?

Actually, Saigers prices are where we all should be. I was charging .25 per sqft. 20 years ago. Everything else has gone up, our prices should also. When you look at Marks equipment, products, training, etc., it's a bargain. You know if you call Mark, it's going to get done right, shit or no shit. If you want to go out and buy brand new units at 60-75,000 each and fully equipment them to do premium work, you have to charge a premium price. Marks prices are a lot higher than mine, for the most part but so is his overhead.

There are some things to consider with this job:

Polypropylene carpet. Easily looks clean, but if you don't flush well and dry vac well you'll have soil wicking problems. Using a lot of water either with a wand or Zipper-type of tool can cause tiles to lift. Unless this has been specified for use around an outdoor pool or walkway, the product was chosen for the price point, that point being around $1 per square foot - unless it was specified on purpose for outdoor use. More likely, a cheap tile gets a cheap installation, which means the job has a potential for problems when deep cleaned.

You're looking to hit XXXX dollars per hour, so figure out what YOUR rate of cleaning will be and do the math to come up with a price per foot. If your chosen method gets you 500 feet per hour, and you want to gross $200 per hour, you're going to charge what? 40 cents per foot, or $4,000. If you can do 1,000 feet per hour you make the same money charging 20 cents, or $2,000 for the job. You have to really sell the quality of your service (and deliver) to justify the higher price for commercial work.

It helps to be a Saiger and the..............only...............game.............in..............town.

We have others....they just....clean....a.....little....less.............carpet...

And we are the higher priced guys in the area.....

and busiest :)

(even though it is slow right now :errf: )
