I think they are Gym mats. I am in the process of finding.I think it is this one:

In their facility there are seams (actually space) in between mats. I am also concerned about water going in between the mats without being able to retrieve them.

I do not want to bonnet or Encap as the residue is not appropriate in these circumstances IMHO.

Lots of foot traffic and they also near a cement facility. Not sure if that will bring in just soot from trucks or anything else.

I'd be concerned too. HWE is what I'd use, reduced pressure 250psi? That should control your seams issue.
My biggest concern is rinsing, with skin to carpet contact I'd use one of your green cleaners as a light precon and clear water rinse.

Leave an airmover or two until dry.

I do thousands of sqft in a gym every 3-4 months. Nothing unusual. Might want to have someone prevac with a BEATER BRUSH vacuum and not a normal janitorial backpack junk. These mats hold onto hair and lint, more than regular carpet (that is why the need for a thorough prevac)And there is usually a lot of hair from gymnastics wanabe girls.

We prespray with our normal prespray (through Hydroforce). And clean with Greenhorn 10 or 20 flow @500-600psi.

If you're concerned about the seems: just do an extra slower drystroke on those areas. You should be fine. I have been doing it for at least 10 years...

I just searched for pictures....the gymnastics surfaces we clean might be a little different. And I noticed that there is tape over the seams. But I still maintain that if you don't directly go over the seam/gap with your jets spraying- you should be fine. Perhaps just edge each gap with your wand and don't overlap.

You can clean these matts with a floor scrubber meaning you can use you TM. I would think the TM would work much better.
You should Disinfect the matts as well!
I knew you would be elated to hear this

Elated! That's the word I was looking for.
Mostly because the only Sanitizer you (and Jerry Brown) offer will make the place smell like the Olive Garden.
Maybe they can change their business model and offer cart wheels and Spaghetti. Be good for bus.

CX-15 or TRex would do the best cleaning without leaving excess water.

How stable are the seams for rotary extraction of the TRex ?

do a demo and see if the mats need a good scrub. why not hwe everything but the seam or space parts, then bonnet the whole mat? the area around the spaces will be clean and the mat will dry faster. maybe the bonnet will pick up some dirt if its left behind.

by the way the website you put up does offer a cleaner/sanitizer for sale.

These mats are very "grabby"....therefore I think you would be shredding your pads with them and leave lint all over the place.
Just steam clean them and know, you did better contamination removal than any padding would've done.

Thank you for the good advise Zee. We got word from the manufacturer and they approve steam cleaning and made the point about the velcro and overlap. Your advise was right on target.

I sent the estimate.
Alas, should they recover from the shock, I'll keep you informed.

Its much easier to clean those mats with a rotary. They trap alot dirt and hair and a wand takes forever. Just do dry passes with rotary and wand. I used a 360i.

I'd be damned.
Great product, if you can tolerate the Italian restaurant (thyme) smell that seem to linger for weeks.

One advantage though if I remember instructions correctly, Benefect does not need to be rinsed out, saves a step.
Do you just spray as last step? No rinse after?
No complaints from clients about the lingering Thyme smell?
