How much water for Restaurant

Did Wendy's the other night. Do it every 3 months. Heavy degreaser with Citrus Solv. VON SCHRADERED that puppy twice over alot of areas. Looked great. Rinsed with 02. They have 120* water and used Mytee 2000w

First areas were dry after 2 hours or so when I was done.

Used probably 40-50 gallons on about 925 sq ft wide open area.


Did Perkins last night. Busiest Resty in town. Do it every 6 weeks.

Couldn't generate foam at all on grease. Degreaser then switched to Lightnining quick powder degreaser heavy and worked good. Used probably 80-100 gallons on 1300 sq ft. They have 150* water and used Mytee 2000w. Looked great as always.

**Is this too much water, not enough, just right?**
Should I try a post pad instead of so much water?

I wouldn't be concerned about how much water you used, Jordan
Use as much as it takes to flush-da-crud

how much you're recovering in more important than how much you use

if it looks good, doesn't take too long to dry and the custy is happy, I'd say you're "just right" :wink:

The carpet is drying within 2 hours with ceiling fans...I am not probably doing as many dry strokes as I should

Call me a hack but I am pondering raising there price or dropping the account.

They vacuum about once a month with a very low priced BISSEL!!!...No maintanence and I only do ever 6 weeks.



The water is very thick and greasy...not just dirty. Just traffic areas always a little hazy still when done. Think post padding may help that??

post padding can't hurt it....welcome to restaurants..most the time the food is a greasy as there floors.....I don't know how some of them stay open.............
You also might want to get your hands on some first step..it works wonders on greasy restaurants...

Well then poor vacuuming due to low frequency or improper maintenance of the vacuum cleaner then. That Bissell will suck up dry soil all day and all nite.

Let's just say as much as there dishwashers.

Ha just kidding!

I matched the price of the old cleaners who didn't make it look any different. That was the only way they would do it. I was a VERY young rook an wanted a Resty...

Well now I am a 3rd year rook kickin myself straight in the ____....Right after my dad does it for me also...


Should I raise and not care if I loose it or just drop it?

If you are not making anything off of it and you raise your price and you lose it....then you have lost nothing...............Don't work just to here your equipment run...

However, if you raise the price to what it's really worth, they'll likely make the "should I just drop it" decision for you

Jordan your water usage is probably okay. I use about 50-60 gals with a truckmount on wendys.

If you have a rotary try prespraying then scrubbing with the rot and extract with porty.

Dwell time and scrubbing is where it is at. Some of mine need scrubbing about twice a yr.

You are the only one that can decide about raising the price. Try working it up a little at a time. If they don't pay quick we don't clean for them long.

the drier you can get it the cleaner it will be

I would switch to different chems

if you post pad it with cotton you will see how really dirty it still is, it will be a real eye opener for you if you have never done it

it will only make an already low profit job into a NO profit job.

being the "greatest, most thorough carpet cleaner in the world" doesn't pay big dividends when you're cleaning Denny's GrEEzy Spoon at 3am

I just did one last week I used 100 gal on 1,100sq. ft.... Thats what it needed. This was a chinese joint and my waste tank filled up half way through(tm shut off) and she was concerned I came in while dumping and told her things are fine. She told me "wow you are calm, the last guy that came here ran out of water" and she said he was dropping F-bombs!!! :shock: It was funny as hell to hear here say f this and that with her accent.. I got tipped $20.00.. :D

VS said on the phone today to try adding baking soda to my detergent BUT NEVER on residential....more alkaline...

think it would do very much??...any body experienced with VS on restys??

I might give up on Restaurants that are THIS bad with VS>...

haha otherwise this was the first time I kinda heard them admit that if it didn't work then it would need a restorative cleaning....BUT they didn't use the words Hot water extraction...never!!!


they were so hesitant not really happy when I asked the first time I used my porty HWE like 2 years ago...they just kept saying oh you don't need it...it just may take 2 cleanings with the VS...but another guy i told him for a certian spot i had a porty and he said sure that may work..just dont overwet...crazy crackas...

id also add that your probably being to picky.obviously they care more about cost than appearance.

i clean a truckstop every month about 1300 sq ft for $150.i use about 70 gallons of water total.its like night and day while im cleaning but 3 days later it looks like hell again.

IM IN YOUR SAME BOAT IM IN MY 3RD YEAR AND ALSO CLEAN A FEW RESTRAUNTS WITH A PORTY. I HIGHLY RECOMEND PRE SPRAYING WITH AN ENZYME BASED PRE SPRAY RIGHT WHEN YOU SET FOOT IN THE BUILDING THAT WAY YOU GOT PLENTY OF DWELL TIME WHILE YOU SET UP YOUR MACHINE. THEN 10 MINS OR SO BEFORE YOU CLEAN HIT IT WITH AN ALKLINE OR EVEN USE AN EMULSIFIER IN YOUR RINSEWATER.
WITH THAT SAID REMEMBER WE ARE IN A SEVERE ECONOMY AND EVEN IF PROFITS ARE LOW ON A JOB HOLD ON TO WHAT YOU GOT BECAUSE THE GUY DOWN THE STREET WILL LOVE TO TAKE IT FROM YOU IF HE CAN .SO TRY TWEEKING YOUR SYSTEM AND FIND OUT WHAT WORKS THE BEST AND IS THE MOST COST EFFECTIVE
