Finished the day with a vacant 2 bedroom house today. Nice rural location located on a private lake/pond.

Total carpeted areas. 2100 sq ft.
Master, 2nd bed, family room, hall, living room, 2 dining areas.

New owners closed on it today.

There are so many oddball floor plans and situations it’s really hard to be far with pricing.

Master bath, 2nd bedroom had attached bath, and a power room off kitchen near garage entrance.

Why 2 dining rooms? I asked the client.
She said the plans from the builder, 1st owner sez breakfast nook. Seemed odd, guess he liked to eat.

Luckily the agent informed it of the sq footage, never told me it was only 2 bedrooms, had she I would have thought she had no idea what she was talking about, and would not have been mentally prepared..

Was a nice job from a Realtor.

His first job was one floor of carpet and one floor of travertine for $550
a $150 lr and hall then a sweet ranch house, 5 br, steps, ldh fr and 3 rugs for $1355

Ours is wierd like that too.

Formal dining room, large island in kitchen that can seat 6-on one side. Yet you have a breakfest nook just a few steps away with an open floor plan? We use the nook as and office, not sure why you need so much space for eating. ???
