I have an account in a larger industrial complex, 2 cleaners had wick backs in the same 10 sq/ft area and they both quit. I had the exact same wicking and wanted to quit real bad. Finally went back yet again, chucked a dry scrub bonnet on my 175, misted lightly with a 8oz/gal Encap mixture and rubbed on it over and over, misted and rubbed one more time. No wick. Got lucky? Don't we all?

The best way to deal with wicking stains..

tell them you can not suspend the laws of nature,, and thus your work may never be perfect. SO If the stain comes back tuff . I'll try it again on the next pay for cleaning. This is if you pay me 20 cents per sf.

Or I can charge 40 cents a foot and come back for free and re clean any wicking that may or may not occur. It's your choice old man.
