Good question.

Steve Toburen would probably say it’s not sellable since you are selling a job. But going to college is also essentially buying a job.
Still there is a lot of equipment, tools, chems, etc. that have some value, and a clientele that worries I will retire soon and has a decent lifetime value. If I quit, someone has to fill the void, so it might as well be someone who can take over for me.
The business is not worth what it once was. No marketing in years. But inexpensive marketing to our customer list would likely yield very good results. I just don’t want any more work at this time in my life so I even turn down work or talk some inquiries out of hiring me if I deem them undesirable or a possible no win situation.
I had a customer I was cleaning for who had a young son living at home and she asked him what he thought about carpet cleaning. He said it looked like I was working pretty hard. I have a feeling it may not be real easy to find a younger guy who is willing to do physical work.
Back to the question. My wife thinks the business is worth more than I do, but I think someone would be in good shape if they bought our business now that it is at its low value point.
Make me an offer.
PS. I often think it would be better if I sold out to a person who has never cleaned carpet before and that could be trained in. To many bad habits to overcome with those cleaners already set in their ways.
