Closing update.

Boards replaced, room sanded, stained, recoated...problem off my desk!

Occupant are in a assisted living home & once they pass the house will be sold & bulldozed, the old house is worthless compared to the land value in Sherman Oaks.

I used Yelp to find a refinisher, over the phone several quoted $2000 minimum or a 3 week wait...#5 rated company did the work for $900 cash, he was an owner/operator who was great at refinishing but tearable at marketing & retaining his customers so I gave him some tips like creating a Facebook page, reminder cards, providing maintenance instructions with a private label wood cleaner, redoing his business cards & invoice etc...he was so appreciative of the advice he charged lees then the original $1200 agreed upon estimate.
