went out to give a bid on a 10,000 ft dining room.

One year old nylon cpt tiles over concrete.


Filthy.
Spots and spills everywhere.

Only back pack vacs are used.
They say they cant get it cleaned like the olefin they use to have.
Portables and 175's along with all sorts of shampoo and bonnets are in their arsenal.

They want us to clean it and teach them how to do interim cleaning themselves.

They serve 600 to 700 meals 3 times a day. Areas can be sequestered off on cleaning days

I hope the HOSS can handle the concrete underneith or I may look for some RX20s to rent.


I've arranged for a test clean session to see what is going to work this week but they want it done ASAP regardless of price..
I suspect the complaints are getting out of hand.


Im worried about wicking due to no brush roll vacuuming and the ungodly amount of spills, We just wont have the time to really flush each and every spot/spill like they should be.




any ideas?

A rinse with a film-forming Encap product is a good method for eliminating wick-backs.

Another method would be to dry bonnet after TM extraction.

Try each method in an equally-soiled area to determine the winner !

Take your Cimex, Snake Oil boosted with a few ounces of Magic Bullet or Hot Knife, test clean an area. See what you think, it just might suprise you how well it looks.

Would they buy a cimex? I fix it and have them maintain it with a bonnet. We have a dining room in a maufacturing plant that we HWE'ed for years. Switched to encap and it looks as good as HWE plus the spots are under control. They love it.

I don't really see the big deal. I clean carpet all the time that has a backpack used on it. Just pull the spots a little slower or put some 40 vol in the red line and not worry about it

I would pass on RX 20 unless they are glided

I would get them op and encap

I do some very bad diningrooms in retirement homes by pad capping. (they can do it with a 175)

First usea red pad to rip off the crud then follow with a bonett.

Have a backpack spray ahead of the machine.

They come out very well and dry fast. So, they can still serve lunch on time.

(They have walkers and wheelchairs on it 15 minutes after cleaning)

Easyfix!!

Do a test like Chavez said you might be surprised at the results.

Start with HOT Grease Eraser. If you ain't got nun, I will send you enough for a few gallons. Test side by side with your best stuff. U will like the GE, and the spots will disappear. Rinsing with an encapping rinse sounds like a good idea. Maybe padding and speed drying is in store, too.

I would go with enz-all for this one. I do post pad myself but use fans everywhere to speed dry and have had great success with the churches and class rooms we do.

Turbo Hybrid. Seriously!

I would also try the turbo hybrid. The condition of the carpet as you have described it, is loaded. If it was just heavily stained I would use a cimex or op but if it as loaded as you think it is, you are going to have to take a lot of that soil out. Then cimex with an encap or post pad.

I never see Mikey promoting, or even mentioning Judson's products anymore. Why is that?

Just so you idiots won't think I am trying to start something negative against Judson's, be it known that I have spent quite a bit of money over the years ( and I am still buying his stuff) with Judsons.

I just want to know why his stuff no longer seems to be the board favorite these days?

I try and not "promote" any chemicals any more.


The pre spray we go through the quickest is Slop if that makes you happy.

I'm with Richard try the encap with snake oil . We have a 15000 sq night club that I spent a year fighting with using hwe. Switched to encap and 2cimexs and never looked back. Results are great and no wicking
