im not sure how others approach a prospective customer but when ever i cold call commercial work i just ask if they are happy with thier current cleaner. if they say yes then i just leave a card and tell them if they change thier mind to call. i keep it that short and simple.

if they are not happy then i ask if they want a quote and go from there.

this works real well for me. i get the occasional call from the ones who said they were happy. those seem to be easy to close the deal too. the others i either give a quote on the spot or take measurements and return later.

but i really like this approach and it does seem to work for me.

im wondering how others approach new prospects.

Like many, I do no commercial cold calling (I should, but I don't). But if I did, I would do what you do...

We cold call as well as market our current data base.

We approach them with cleaning but will shift gears to emergency preparedness (WDR) if they already have cleaning taken care of in-house or have a cleaner.

We do the whole deal, call, mail, email, face to face contact. Once on the list we will mail marketing pieces, email (if approved) drop off promotional items with cookies or candy and ask for the sale (carpet, office chairs, fabric panels, T&G, VCT if we have to.) and try to get a demo.
