Suggestions?

Not a hard floor expert. Just moved offices and this tile is in the restrooms. It really is even worse than the photos show. How would you clean and finish this job?

Thats is Terracotta. It has remnants of topical sealer on it.

Strip it with vct stripper and a black pad under your 175 and seal with a penetrative.

Expect some effloresence to occurr in the grout and possibly in the tile. Dont fight it. Let it come up and dry scrub it loose.

Not a floor for perfectionists..

Ahh man, looks like old wax in the grout lines :hopeless:

That can be a real pia to get out. Charge a lot and plan on moving pretty slow.
Once in a while you get lucky and it comes right off.

I would test the grout lines first with spray bottle of stripper and hand brush. See if its going to come off easily.

Not sure what type of finish was on there originally. I'll follow the expert advice here and see what we get.
