Well It finally happened, big 38,000 sq ft job. We hwe a lot of it but we ran into a situation were the hwe was not giving desired results. So I had a gallon of release it, Rickys juice. So I busted out the old 175 and a scrub brush. I did my first scrub and run and the carpets came out pretty damn good.
:D  were did all the dirt go

Sounds good to me. If you can remove the soil, spread it out nice and even.

Sounds like our experience with a big job in Memphis. It may go against a diehard HWE guy's "religion", but it sure beats getting that "call" early in the week after a hard weekend's work.

The money's good, they are happy.

Guess I should smile without grumbling too??

Are we medical professionals restoring the health of carpeting, or appearance specialists there to make em happy?

Often, you can't be both. Especially with commercial carpets.

Well, you Should feel bad, you just ripped the guy off. He hires Mr. Vortex to steam clean the carpets, and you found that you can't simply prespray and steam the dirtiest areas. Well, duh. So you run a 175 on it and the soil breaks up and it looks good. YOU LEFT THE SOIL IN THE DIRTIEST AREAS AND STEAMED THE EASY STUFF. Did you get tired or did you just get lazy?

Clearly you know nothing about the science and performance of encapsulation products. I used to think like you, then I decided to see for myself. There is a need for both out there and if you opt for just HWE, not only you will be losing jobs & money, but you profitability on commercial jobs will not be as good.

Do a search on the ICS board, I used to call padder diaper-wipers.

The best we have ever done is to HWE and 2 days later Encap. These carpets still look great today. They have been maintained with SnapEncap monthly for 2 years now. When we started some of the carpets had not been clean in 15 years. I don't think they were vacuumed very much either. You may know some of these store. They are Department Stores from TX to Ill. If I say the name I may get fired.

What arrogance Art, were you there? You make huge assumptions about other peoples cleaning. If it is not done your way he ripped the customer off.

Let's see we OPE a lot of commercial carpets, ones that respond better to OPE than to HWE, that clean up very well, stay clean longer and the carpets last longer, so how in the heck did he rip some one off? If we are making them LOOK better, stay clean longer and LAST longer, then maybe YOU are ripping YOUR customers off.

Maybe YOU drank the kool-aid and are blind to any other way of doing quality work!

In a very short period of time, my research and onsite work with clients shows me that commercial glue done and olefin berber respond better to encapsulation then HWE. Seem to be holding up very well with no wick backs on the glue down.

was the carpet prevacuumed by you or the cleaning staff? Those big commercial carpets get a LOT of fine soil, mostly off the latex backing, and the staff cleaners vacuum faster than you can blink. They get top-soil only, they leave the stuff that wicks with HWE.
there might be 1 or 2 in 10 that will be a problem if its vacuumed well enough

The other is chemistry. Cleaned a one half of a restaurant the other night, so-so results, (even with cimex scrubbing) didn't quite look like it came up as well as I thought it should have.

Did the other side the next morning, mixed up a solution that I knew would cut the soil, and BOY did it ever. No scrubbing necessary, just cleaned off slick as a whistle after only the dwell time it gets when prespraying.

No matter, you were the one on site, not me. You got the job done and the client is happy and so are you. AAAAAAAA

This will be good.

Just curious though, if Ricky's Juice is the gold standard why would you want to use something else that is "just as good"? :?

Not being critical. As I don't have a clue. Polymer is polymer to me. I have tried I think three different brands. Couldn't tell a thimbles worth of difference in them myself. I am just saying if you like Releasit and don't know of anything better go for it.

The "this will be good" remark is referencing the different # of peeps that will have completely different opinions on the same item whether they have actually used them or not.

I'm with Rex, most work well.
I've used 5 or so different ones.

Try some of Steve Smith's juice, Wolfman.
