The letters are written pretty good, especially the brightwork tie in!
Personally like to keep commercial letters to 1-2 paragraphs with bullet points, they just receive too much junk mail. massive amounts

Overall a phone call cost as much as a letter, so my return is far greater on phone call over a letter.

Shane do you personally make thosr calls? If you dont mind can you give a brief example of what that call would sound like?

Would you call then mail, mail then call?

I do phone calls as well... First to make sure the mailer is going to the right person and then a follow up 2 weeks later.

Yeah about 10 years ago and it was lot of fun let me tell you

Cold Calling Technioues {their spelling)
Stephan Schiffman

is a classic, we set goal around 30-40k calls a year
sounds like alot but not really once you break it down

mailing is a waste IMO except for reminder

I know another commercial cleaner that told me he built his business that way. Hard to believe it works but it must because he built quite a business that way.

Its the only way, although you can hire canvassers for retail/strip malls and small offices.
Actually easier when you think about it, so many options in residential but in commercial only 1-2

repetition
