I took too long to finally realize that my former obsession with measuring and recording square footage in thousands of homes and businesses was largely a waste of time and opportunity.
I can measure a 6 story commercial building in 20 minutes...well worth the extra 1000$ IMO....
They ALWAYS say it’s smaller than it actually is.
I don’t guess, I’m accurate with my numbers....
Why doesn’t every PROFESSIONAL have one of these?

Case in point...
Did a job today, lady said ‘around 400 sqft’.
Well, I measured, took me 2 min.
Job was 853 sqft.
I would have charged her HALF what it should have been....

5 room hall steps $200 $15 $45 walk-in closet $10 $270

I would probably vacuum pre spray crb and rinse, skip fans, I would use wall guards

Not for me. I still measure. I never have to guess the next time they call, and I have a pretty good understanding of room sizes in different areas of town.
Admiral OINK for the win in this thread.
I keep a file on every estimate and job completed.
That way, my office just needs to look up the file, and send them an ACCURATE quote for the next cleaning.
Simple, to the point, no guessing, and we don’t have to go out AGAIN, in order to bid the job.
I don’t feel it’s a waste of time, quite the opposite actually....

Here it would be over $1,000,000. If it was just me I would sell and move to the prairies, buy a new TM and semi retire. My wife likes here though so I continue to slave away.
Ron, once you’ve lived on the west coast, it’s pretty bloody hard to move back to the prairies, and endure -40c....

I use the mobile home pricing concept.
So if it's a 2 story house and a basement that would be like two mobile homes stacked and add the basement as another one so I would have ,

3 mobile homes at $49.95 a piece or $149.85 plus tax

Good point.
My wife and I have some good friends that retired to Panama.
He’s 47, she is 43...
Must be nice.
They said we have an open invitation to come and visit, and if we want to move, they can help us with that.
He’s self made, was a millionaire by 30....
We are thinking about going down this winter for 2-3 weeks.

My son and family live in Volcan Panama, very beautiful place.
I read somewhere, Volcan Panama is rated as the number one most beautiful place in the world.
A true paradise....
I know a guy who owns a juice company from Vancouver that has property in SE Asia. Says it’s the best place he’s ever been. This guy has traveled ALOT....

I never have to go out the FIRST time to bid the job, except on a few commercial jobs. People are too busy for that.

Fair enough Lee. You’ve got a heck of a lot more experience doing this than I do. I can respect that. We all have a slightly different approach to the same thing. Your system works well for you obviously, as mine works for me.
No disrespect intended.

The hallway is often the dirtiest "room" in the house...
The entrance to bathrooms and kitchens almost always need something extra.

But I see a lot of small hallways around here. I usually mention it depends on size if I charge or not when phone quoting.

Its always adjustable upon inspection.
